How much is my home worth?

Get the free Seller's Pricing Checklist — the same framework a broker uses to think through pricing, before you list, refinance, or just wonder what your home could sell for.

The short answer

There is no single magic number for a home's value — and any website that gives you one in ten seconds has never been inside your house.

What your home is worth depends on:

  • Recent comparable sales — what buyers actually paid for similar homes near you
  • Location — your neighborhood, street, lot, and what surrounds it
  • Condition — the state of your roof, systems, kitchen, baths, and overall maintenance
  • Current market conditions — how many homes are for sale, how quickly they are moving, and what buyers can afford today

Price it with that evidence, and you stay in control of the sale. Price it on a guess, and the market corrects you — usually at your expense.

What the free checklist gives you

The Seller's Pricing Checklist is a practical, plain-language guide that shows you:

  • How to read comparable sales — and why sold prices matter more than asking prices
  • How to take an honest inventory of your home's condition, and how condition moves price
  • Which improvements typically matter to buyers — and which ones risk over-improving for your neighborhood
  • The most common pricing mistakes: overpricing, chasing the market down, and pricing off an online estimate alone
  • A tick-off worksheet you can complete for your own home

The Seller's Pricing Checklist is educational guidance. It is not an appraisal and does not provide a price quote for your home. A personalized market analysis requires your property details — address, beds and baths, size, condition, and updates — so your home can be compared directly to recent sales.
